IF YOU DO NOT AGREE WITH ALL OF THESE TERMS AND CONDITIONS, YOU ARE EXPRESSLY PROHIBITED FROM USING THE SERVICES AND MUST DISCONTINUE USE IMMEDIATELY.

Our services may include, but are not limited to:

• Scheduling and appointment management
• Coordination of listing, marketing, and guest communications on behalf of property owners
• Property performance updates and reporting
• Referrals and information regarding related services, including Hostvana.io property management software

By submitting your information through our website or any online form, you agree to be contacted by our team via phone, email, and/or SMS/text message regarding our services, available appointments, and relevant follow-up communications.

3. SMS / Text Messaging Terms

Read carefully. By providing your mobile phone number and consenting to SMS communications, you agree to the following terms.

How You Opt In

You may opt in to receive SMS/text messages from Atlantis Realty Management and Investments LLC by:

How to Opt Out (STOP)

Our Services may reference or link to third-party platforms, including but not limited to GoHighLevel (CRM), Hostvana.io, Stripe, and short-term rental listing platforms. We are not responsible for the content, terms, or privacy practices of any third-party services. Your use of third-party services is governed by their respective terms and conditions.

9. Disclaimers

THE SERVICES ARE PROVIDED ON AN "AS-IS" AND "AS-AVAILABLE" BASIS. TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES — EXPRESS OR IMPLIED — INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICES WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS.

10. Limitation of Liability

IN NO EVENT SHALL ATLANTIS REALTY MANAGEMENT AND INVESTMENTS LLC, ITS OFFICERS, EMPLOYEES, OR AGENTS BE LIABLE FOR ANY DIRECT, INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICES — INCLUDING DAMAGES ARISING FROM AI-ASSISTED COMMUNICATIONS — EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY TO YOU FOR ANY CAUSE OF ACTION SHALL NOT EXCEED THE AMOUNT PAID BY YOU TO US IN THE SIX (6) MONTHS PRECEDING THE CLAIM.

11. Indemnification

You agree to indemnify, defend, and hold harmless Atlantis Realty Management and Investments LLC and its affiliates, officers, employees, agents, and partners from any claims, liabilities, damages, losses, or expenses (including reasonable attorneys' fees) arising out of: (1) your use of the Services; (2) your breach of these Terms; (3) your violation of any applicable law; or (4) any misrepresentation made by you in connection with the Services.

12. Governing Law and Dispute Resolution

These Terms and Conditions are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions. Any legal action or proceeding arising under these Terms shall be brought exclusively in the state or federal courts located in Brevard County, Florida, and you hereby consent to the personal jurisdiction and venue of such courts.

By using the Services, contacting us via email, or communicating via SMS, you consent to receive electronic communications from us. You agree that all agreements, notices, and disclosures provided electronically satisfy any legal requirement that such communications be in writing.

14. Modifications to Services

We reserve the right to modify, suspend, or discontinue any part of the Services at any time without notice or liability. We may also update these Terms at any time, and your continued use of the Services following any update constitutes acceptance of the revised Terms.

15. Severability and Entire Agreement
